House Washing
A house wash is not a pressure wash. We run low pressure and let a cleaning solution do the work, so the green comes off and stays off instead of returning in eight weeks.
What is actually included
The whole exterior envelope, not just the walls you can reach from the ground:
- Siding on all elevations, including the shaded north side where growth starts
- Soffits, fascia and the underside of overhangs
- Shutters, trim, window frames and door surrounds
- Porch ceilings, columns and railings
- Exterior light fixtures and house numbers wiped down
- Gutter exteriors washed on request
Why soft washing instead of pressure
Vinyl siding will take high pressure right up until it does not. Water driven behind a lap seam ends up in the wall cavity, and on painted or chalky surfaces high pressure strips finish along with the dirt.
Soft washing applies a cleaner at roughly garden-hose pressure, lets it dwell long enough to kill the algae and mildew at the root, then rinses. The surface comes out cleaner and it stays that way longer, because what was growing is dead rather than knocked loose.
Surfaces we handle
Vinyl, brick, stucco, LP SmartSide, Hardie board, painted wood, board-and-batten and stone. Each one changes the mix and the dwell time. We identify the substrate before anything gets wet, because the wrong approach on stucco or aged paint causes damage that a wash was supposed to prevent.
What it costs
Price moves on square footage, number of stories, how much trim detail there is, and how long it has been since the last wash. A single-story ranch and a two-story with dormers and wraparound porch are different jobs even at the same square footage.
We do not publish a flat rate because we would spend the whole call walking it back. Text a photo of the house and your address and the number comes back in writing, usually the same day.

Will a house wash kill my plants?
Beds get pre-wet before we start and rinsed again when we finish, which keeps anything from sitting on the leaves long enough to do damage. Point out anything delicate when we arrive and we will cover it.
How long does a house wash take?
Most run two to four hours. Larger two-story homes with heavy trim detail take longer. We give you the window when we book it.
How often should I have my house washed?
Annually for most homes in this climate. Shaded and north-facing walls grow back fastest, so if only one elevation is bad we can quote that alone.
Can you wash a house that needs painting?
Yes, and washing is the correct first step before paint. Tell us paint is coming and we will adjust the process so the surface is ready for it.
