Why your concrete looks gray

It happens slowly enough that most people never notice until a section gets cleaned and the contrast shows up. What you are looking at is three things layered together: organic growth in the pores, road film tracked in by tires, and oil or rust that has soaked in and set.

Each comes off differently. Organic growth needs a cleaner, road film needs pressure, and oil and rust need to be treated before either one will touch them.

Surface cleaner, not a wand

A hand wand cleans in a stripe. Even with a careful operator, overlapping arcs leave a zebra pattern that shows up worse once the slab dries — and it is permanent until the whole slab is redone properly.

A surface cleaner spins two jets under a shroud and covers the slab at one consistent distance and pressure. The result is even edge to edge, with no feathering and no stripes.

Will pressure washing damage my concrete?

Properly done, no. Problems come from holding a wand too close or using too narrow a tip. A surface cleaner holds consistent distance and pressure, which is why we use one on flatwork.

Can you clean pavers and stamped concrete?

Yes, at adjusted pressure. Pavers may need joint sand topped up afterwards, and stamped or coloured concrete gets a gentler setting so the surface treatment is not damaged.

Do you seal concrete after cleaning?

Cleaning and sealing are separate jobs. If you want the slab sealed, tell us when you book so we can schedule the dry time properly — concrete has to be fully dry before sealer goes on.

How often should a driveway be cleaned?

Most look best on a yearly refresh in this climate. High-traffic commercial pads and dumpster areas usually want more frequent attention.
