What Pressure Washing Costs in Southwest Missouri

Why nobody can quote your house from a price list, what actually moves the number, and how to compare quotes without getting burned.

Why there is no price list

Every pressure washing site you have looked at either hides pricing or gives you a range so wide it is useless. The reason is not evasiveness. It is that the two biggest cost drivers — how far gone the surface is and how hard it is to reach — cannot be known from a square-footage number.

Two 2,000 square foot homes on the same street can be a two-hour job and a six-hour job. One was washed last year. The other has not been touched since it was built, has a two-story wall over a slope, and has shrubs planted tight against the siding.

What actually moves the price

  • Square footage and stories. A second story means more setup, more reach equipment and more time, not just more wall.
  • How long since the last wash. First cleanings take the longest. Properties on an annual schedule cost less per visit, every time.
  • Access. Slopes, tight side yards, decks built against the house, fenced areas and landscaping all add time.
  • Trim detail. Shutters, dentil moulding, multiple rooflines and wraparound porches are all hand work.
  • Water on site. No working spigot means we bring water, which changes the job.
  • Bundling. House and driveway together costs less than two separate visits, because the setup only happens once.

How to compare quotes properly

Price alone will mislead you here, because the cheap quote is frequently cheap for a reason that costs you later. Ask every bidder the same four things:

  1. Soft wash or pressure on the house? A low quote often means a wand at high pressure, which is faster and risks your siding.
  2. Surface cleaner or wand on the driveway? Wand work on flatwork leaves stripes you will be looking at for years.
  3. What is actually included? Some quotes are walls only. Soffits, fascia, trim, shutters and porch ceilings may be extra.
  4. Insured? Ask for proof. A ladder going through a window is not a theoretical risk.

The quote that is half of everyone else's is usually a different job wearing the same name.
